Everyone is welcome here (especially very well behaved children).
During health emergencies all guests are required to comply with local and State regulations and must consult with their own County of residence to comply with travelling regulations.
Regulations required by the State of Vermont Starting June 15, travelers have the option to:
- Quarantine in their home state for 14 days before coming to Vermont if driving in a personal vehicle and making no stops along the way OR
- Quarantine at a Vermont lodging establishment for 14 days if making stops along the way or traveling by plane, train, bus or other means of transportation
Reservations– can be made by anyone over the age of 21 by phone or online by using the “Room Availability” button on the top of each page. Our reservation form is on a secure server and takes credit card details. Third party reservations will not be accepted.
People 18 or under arriving at check-in without an accompanying adult of 21 WILL be turned away.
Payment – To comply with contactless check-in policy we will require full payment one week before arrival or at the time of booking whichever comes first. When checking-in you must have original payment method with you. If you wish to pay in cash upon arrival a valid credit card number is needed to hold your reservation. Payment may be made by cash, personal check, traveler’s check, American Express, Discover, Visa, or Master Card.
Guests – In line with modern regulations you may only bring registered guests with you. Any unregistered people arriving for check-in will have to book an extra room (if available) or will be asked to leave. We cannot exceed the regulation amount of people in any room. People travelling together or in the same family can share rooms but only with the regulation amount in each room. Unrelated people not from the same household CANNOT share a room.
Cancellation – From June to October – Our No-Hassle, Penalty-Free, Cancellation applies. All reservations booked directly with our property, for stays between June 1st and October 17th, 2020 will enjoy our no-hassle, penalty-free cancellation guarantee. Cancel anytime up to 1-week prior to your arrival and receive a full deposit refund, no questions asked.
Cancellations made within 48 hours will be subject to a 50% charge.
Check-in – 2pm to 9 pm (please call to arrange late check in)
We have implemented contactless check in and check out for this season. We ask that you come to the reception desk individually to collect your envelope with general information, your paid receipt, directions to your room and key.
Check -Out – is no later than 10am. PLEASE leave the key on the reception desk. This lets us know you have left and the room can be turned around by housekeeping.
Late departures after 10am must be requested. Unrequested late check out will be subject to fees from $50 up to 2pm, or a full day fee after 2pm. Extra charges are made to you credit card.
Room Keys – are available at the reception desk and are assigned to the guest upon check in. You may keep the key for the duration of your stay but you must hand in the key when you check out. If you mistakenly take the key home, then we ask you to mail it back as soon as possible. Lost or unreturned keys will incur a replacement fee of $20 per key which will be charged to your account.
Rooms – We will maintain the practice of thoroughly cleaning all guest rooms using hospital-grade disinfectants and sanitizers, per CDC guidelines. We have removed un-necessary quilts/coverlets, decorative pillows in an effort to keep your room as clean as possible. While we have always ensured the highest cleaning standards for our rooms, we are adding additional steps to sanitize between you and the guest before you.
Daily Housekeeping – Our staff will not enter your room during your stay unless we receive a request for maintenance concerns. Please try to reuse your towels where possible. Used towels and full trash cans can be left outside your room door and will be replaced.
Guests – Only registered guests are allowed to use the facilities and rooms and in compliance with new regulations guests found with unregistered people on the property may be asked to leave with them.
Breakfast – Our traditional “Complimentary Cooked Breakfast” is available in our dining room but now more “To-Go” items are available for those wishing to eat outside. Extra tables and chairs will be available outside as an option (weather dependent).
All of our servers and chef will be wearing masks and disposable utensils and wares will be available for outside use.
Dinner – will be served outside in our fire pit garden and served from the grill to collect.
Children – Anyone under the age of 21 must be accompanied by an adult. Children 6 yrs. or under are free when sharing with 2 adults. Ages 7 or older adult fees apply.
Smoking – of any substances is prohibited throughout the building and anywhere on the premises. This is for the comfort of all our guests. No Smoking applies to ALL substances including vaping and e-cigarettes and also applies to preparation of smokable substances. A minimum $150 cleaning charge will be added to your bill if you smoke or prepare smokable substances in your room or any public places in the building or premises.
Consumption of illegal drugs is not permitted ANYWHERE and offenders will be asked to leave, pay a cleaning fine and will be liable to prosecution.
Security of Belongings – We do not take responsibility for any cash or valuable items left in the guest rooms or public areas. You are solely responsible for your belongings. Any items left behind can be mailed back at your cost and liability, when requested. Clothing items not claimed will be kept in our “lost and found” box for 6 months then they will be donated to the local thrift shop.
Damage – to fixtures or fittings including carpets, rugs, furniture, doors and walls caused by you or your any of your group during your stay, will be charged to your credit card accordingly.
Behavior – We reserve the right to refuse entry and/or cancel reservations to any person, checking in or any time within the visit, who shows unreasonable behavior including intoxication of any sort or non-compliance with the policies itemized above will be asked to leave the premises with no refund to their reservation. This is for the comfort of ALL our guests which we treat with equal respect. We expect parents to assert reasonable control over their children in common areas and in adjoining guest rooms.
Parking – We have parking spaces for 24–26 cars. Snow may reduce this area in winter and double parking may be required. Please let reception know if you double park. The Kitzhof does not take responsibility for any damage or theft to or from your vehicle while in our parking lot. The guest is responsible for their vehicle and parks in our parking lot at their own risk.
Weather – The Innkeepers nor anyone else are responsible for predicting any weather conditions at any time. Therefore there will be no refund of deposits if you cancel because of weather. You cannot make any changes within 48 hours of arrival or you will forfeit the full amount of the booking. We may be prepared to transfer your reservation within the same season for non-holiday times, please enquire.
Pets – We have 3 pet rooms and they are in popular demand. The other rooms DO NOT accept pets Pets must be kept in the room at all times and should not wander around the Inn, especially the dining room, as other guest may not like them. Pets left in the room MUST be kept in a travel kennel or cage. There are no exceptions. If you do not have a travel cage or kennel, we have one spare in house but if this is not available or not suitable then we reserve the right to refuse the booking if no cage can be found for the pet. Pets are NOT allowed on ANY furniture, especially the beds. Any mess or damage to the room or fixture and fitting caused by the pet, will be charged to your final bill or forwarded to you after check-out. (As a guide the basic cleaning charge is $50 and damage is rated on the type of damage caused). When outside please clean up after your pet. Bags are available at reception and refuse should be deposited in the dumpster outside. We reserve the right to refuse entry and/or cancel reservations to any pet or owner who show aggressive tendencies.
