The Kitzhof Inn is a Bed and Breakfast facility that opens all year round except last 2 weeks or April and most of November. Everyone is welcome especially very well behaved children.
Reservations can be made by phone or online by using the “Room Availability” button at the top of each page. The reservation page is on a secure server and takes credit card details. On completion of the online form a request email is sent to our system and you will receive a confirmation email when your request has been processed.
A deposit of 50% is required at the time of booking unless it is for a one night stay or a package offer, then the total amount is required. Deposits must be paid by credit card or cash on arrival. Personal checks need to be mailed 21 days in advance for holidays and 14 days for non-holiday. If you wish to pay in cash upon arrival a valid credit card number is needed to hold your reservation. Payment may be made by cash, personal check, traveler’s check, American Express, Discover, Visa, or Master Card.
When making a reservation you must state how many people are staying in the room and for how long, this is a mandatory safety regulation and also helps us determine suitable laundry for the room and relevant charges to be made. We charge on total occupancy not per room rate.
Guests must be 21 or older to make a reservation or to check in without an adult.
We reserve the right to refuse ANY booking if the Inn is clearly unsuitable for the guest or if their behavior in incompatible with our ethos.
If cancellation is received 14 days or more (21 days for holiday periods) prior to arrival, the deposit will be refunded less $25 handling charge. Within 14 days prior to arrival (21 days for holiday periods) there will be no refund on the deposit. If you cancel within 48 hours of arrival the full amount of the booking will be forfeit. Please remember that a reservation is your commitment for the full period that you request. Should you arrive after your specified date or depart prior to the end of your confirmed reservation, you will be charged the full amount of your reserved stay, there will be NO refund. Deposits are applied to the last night of your initial reservation. There are no transfers for holiday periods.
Packages cannot be transferred or refunded once booked. Tax and service are not included in advertised package rates.
Rates are based on occupancy of a room, that is the number of people in a room determines the rate. Rates are charged per night and are subject to state and local taxes. Please look at the Rates Page before booking.
Check In is between 2pm and 9pm. If you plan to check in later or earlier than specified times, please phone to organize special arrangements. Early arrivals may leave their luggage in the Inn if the room is not ready. The public rest room is available as a changing room upon request.
Please call if you anticipate a late arrival and arrangements can be made.
Check Out is no later than 10am. Late departures after 10am must be requested.
A late check out fee of $50 will be added to your bill, unless prior arrangements have been made. After 2pm an additional 1 night’s fee will be added to your bill.
Children 5 yrs. or under are free when sharing with 2 adults. Ages 6 to 11 are $16 each per night + tax. Age 12 or older $26 each per night + tax.
Amenities or Facilities
ALL amenities in the Inn including Lounge, Bar, Hot Tub, Pool and gardens are for patrons (paying guests) ONLY. You may not invite non-resident to use the facilities.
The Hot Tub is open from September to April, it is closed from May to end of August. Please note Hot Tub rules which must be adhered to. The Pool is open from June to end of August, it is closed from September to May.
Hot Tub Rules
Opening hours are from 2pm to 9pm. NO FOOD, NO DRINK, NO PHONES, NO EXCUSES in the hot tub room.
The hot tub can be closed at any time at owners discretion for maintenance or repairs. Always enquire if the Hot Tub is a specific requirement.
Children under 5 years are not permitted in the hot tub room at any time. Children 16 or under MUST be supervised at all times. If an adult is not present the occupants will be asked to get out of the tub. DDO NOT USE if you are pregnant, have diabetes or heart or blood pressure problems. The hot tub has high temperatures from 100-104f. ALL GUESTS USE AT THIER OWN RISK.
Breakfast is served in the dinning room and is free to patrons. There is a charge for non-patrons. Dinner can be provided on request for parties of 20 people or more. Take out food can be brought in and can be consumed in the bar area or the dinning room ONLY, not in the rooms or lounge. Cooking your own food in the rooms or bar is NOT permitted at any time. we do not have cooking facilities anywhere in the Inn.
Room Keys are available at the reception desk and are assigned to the guest upon check in. You may keep the key for the duration of your stay but you must hand in the key when you check out. If you mistakenly take the key home, then we ask you to mail it back as soon as possible. Lost or unreturned keys will incur a replacement fee of $20 per key which will be charged to your account.
For all our guests comfort and safety, we have a strict No Smoking policy throughout the inn. No Smoking applies to ALL substances and also applies to preperation of smokable substances. A minimum $150 cleaning charge will be added to your bill if you smoke or prepare smokable substances in your room or any public places in the building. This includes cigarettes, cigars, any tobacco products, e-cigarettes and vapes. You MAY NOT smoke outside near the building entrances either.
Consumption of illigal drugs is not permitted ANYWHERE on the whole premises. Violaters may be asked to leave, pay a cleaning fine and may be liable to prosecution.
Security of Belongings
We do not take responsibility for any cash or valuable items left in the guest rooms or public areas. You are solely responsible for your belongings. Any items left behind can be mailed back at your cost and liability, when requested. Clothing items not claimed will be kept in our “lost and found” box for 6 months. Unclaimed items will be donated to the local thrift shop.
Damage to fixtures or fittings including carpets, rugs, furniture, doors and walls caused by you or your any of your group during your stay, will be charged to your credit card accordingly.
Unreasonable behavior, disturbance to other guests or unsociable acts will not be tolerated in the Kitzhof Inn. This is for the comfort of ALL our guests which we treat with equal respect. We expect parents to assert reasonable control over their children in common areas. Guests showing unreasonable behavior or non-compliance with the policies itemized above will be asked to leave the premises with no refund to their reservation.
We have parking spaces for 24 – 26 cars. Snow may reduce this area in winter and double parking may be required. Please let reception know if you double park. The Kitzhof does not take responsibility for any damage or theft to or from your vehicle while in our parking lot. The guest is responsible for their vehicle and parks in our parking lot at their own risk.
The Innkeepers nor anyone else are responsible for predicting any weather conditions at any time. Therefore there will be no refund of deposits if you cancel because of weather. You cannot make any changes within 48 hours of arrival or you will forfeit the full amount of the booking. We may be prepared to transfer your reservation within the same season for non-holiday times.
We have ONLY 2 pet rooms and they are in popular demand. Pets must be kept in the room at all times and should not wander around the Inn, especially the dining room, as other guest may not like them. Pets left in the room MUST be kept in a travel kennel or cage. There are no exceptions. If you do not have a travel cage or kennel, we have one spare in house but if this is not available or not suitable then we reserve the right to refuse the booking if no cage can be found for the pet. Pets are NOT allowed on ANY furniture, especially the beds. Any mess or damage to the room or fixture and fitting caused by the pet, will be charged to your final bill or forwarded to you after check-out. (As a guide the basic cleaning charge is $50 and damage is rated on the type of damage caused). When outside please clean up after your pet. Bags are available at reception and refuse should be deposited in the dumpster outside. We reserve the right to refuse entry and/or cancel reservations to any pet and owner who show aggressive tendencies.
